What are floorplan services?

Measurement services are just what they sound like: Based on what you want, an appraiser will measure your house's dimensions and square footage, then draw a basic or highly detailed layout. The appraiser's report and floorplan is a form that can be used to prove an accurate Gross Living Area (GLA), the sum of all livable space, of your home. These services are helpful and sometimes necessary when challenging property taxes or selling a property.

How do measurement services work?

During a measurement or floorplan service, a certified appraiser takes measurements of the home or property with a measuring tool — generally a tape or laser measuring device. As they walk the property, they make note of the layout of the rooms and other features, like closets, patios, and fireplaces. They might sketch out the property. Then, the appraiser develops a report and detailed sketch showing the total area of the home and the general layout. The resulting report is a document that can be used to prove certain specs of your property — like the Gross Living Area (GLA) — on tax documents, property listings, and more.

When are floorplan services necessary?

Real estate taxes

Property tax records frequently reflect inaccurate area of a property because the values can come from various sources, and occasionally go unproven — which means you may be paying for more square footage than you actually own! Unless a certified appraiser has completed a recent appraisal or measurement service on your property (after any renovation that might have affected square footage), you'll need one to perform a measurement service before challenging your taxes. An appraiser determines the accurate Gross Living Area (GLA) of your property so your taxes can reflect your actual square footage — and you can stop overpaying.

Putting your home up for sale

A measurement service can ensure that you're paid a fair price for your property. Living space is one of the biggest elements potential buyers look for when purchasing a house — but since these values are frequently estimated rather than properly measured, your property listing may reflect less Gross Living Area (GLA) than it actually has. An inaccurate GLA could potentially reduce the price of the home as well as the number of potential buyers. The only reliable method of using an accurate GLA when listing your property is to reference a recent appraisal or measurement service carried out by a certified appraiser (after any renovation that may have affected square footage).

For agents

To ensure that your client's property sells at a price that accurately reflects market value, we suggest requesting a home measurement of the property. Your clients, and potential buyers, will appreciate your scrupulousness, and you can rest assured knowing the GLA on your client's listing is a true representation of their home. A measurement can also be a great marketing tactic for attracting potential buyers because they can see the layout and attributes of the home before and after touring.
